Swire Properties' Next Generation of Office Buildings

Lincoln House, the latest development in Swire Properties' TaiKoo Place commercial portfolio, was topped out today.

Due for completion in June 1998, the 23-storey Lincoln House in Island East will provide 285,000 sq. ft. of Grade A office space featuring the latest in IT and telecommunications equipment, with raised flooring systems throughout.

For the technology-driven tenant, advanced telecommunications services such as video-conferencing, information transfer technologies including the worldwide web and other on-line information services, are essential. At Lincoln House, access to all these is built in at no extra charge to tenants, with full Cat. 5 and fibre optic wiring on every office floor.

Other pace-setting technologies at Lincoln House include dual telephone exchange connections and two separate power sources. In the event of a break of service on one exchange or loss of power source, a tenant's business would remain uninterrupted through the alternate telecoms or power source.

Three penthouse floors offer an average lettable area of 10,800 sq. ft. Located on the site of the old South China Morning Post Building, Lincoln House enjoys the last remaining waterfront position in TaiKoo Place, commanding unobstructed views of Victoria Harbour.

Lincoln House will bring the total office space available in TaiKoo Place to 3.9 million sq. ft. With the completion of Oxford House scheduled for early 1999, that total will rise to 4.3 million sq. ft. and over 6 million sq. ft. in Island East,
