Completed buildings are depreciated on a straight-line basis over their useful lives ranging from 25 to 50 years or the remaining term of the lease of land of 25 to 65 years, whichever is the shorter. Other items of property, plant and equipment are depreciated on a straight-line basis at the rates of 10% to 20% per annum. No depreciation is provided on freehold land and buildings under development. The Group is in the process of obtaining the title of certain completed hotel properties located outside Hong Kong with carrying amount of HK$111,058,000 (2018: HK$112,791,000). Included in leasehold improvements, furniture, fixtures and equipment is an aggregate carrying amount of HK$23,664,000 (2018: HK$18,764,000) in respect of assets held under finance leases. 17.
